Heston Community School- Extension Project
Dawes Building Services LTD, tendered for this School Library extension in November 2020, and were awarded the contract in January 2021. The project consisted of a new library extension, with structural alterations. The project was a Design and Building School Library Extension.
We had a health and safety officer employed full time to manage the project. The officer manages risk for Staff, Pupils, Trades, Management and Public. Risk assessment and method statements bespoke for each project. Notices were installed around the school and hoardings were installed. We carried out daily inspections to ensure safety to students and staff.
Our services which were provided for this roles is as follow; Management services, building surveying services, architectural services, construction design and management (CDM), mechanical and electrical services.
All Trade services from; (but not limited to) bricklayers, plasterers and labourer's, roofers, carpenters, plumbers and commercial heating engineers, and mechanical engineers.
Appointment: We were appointed as principal contractor in January 2021.
Design & Planning: This project had initially been designed for planning application purposes three months prior contract. We completed the design process in communication with the client needs and building regulation requirements.
The Design and structural assessment was completed in one month.
Build Construction: The construction period commenced in March 2021 and the contractual timeframe was 4 months.
Build Completion: We completed the project on the 29th of June 2021 and handed our client the building control completion certificate.
Rosary Catholic Primary School -Staff Kitchen
Dawes Building services were instructed by the school business manager to revamp the School's staff kitchen.
In doing so we assisted with; Design, supply and installation which included:
Carpentry.
Tiling.
Electrical works.
Gas and plumbing.
Minor drainage alterations.
Burnthwaite Road Fulham - Damp
Dawes Building services were instructed by a landlord to undertake a specialist damp inspection on a Victorian property in Fulham.
The client complained that the damp had reappeared after it was chemically injected two years ago by a damp contractor who stated the issue was "Rising Damp".
We investigated thoroughly by pressure testing the heating systems, dye testing, roof inspection, drainage surveys and more.
Following on from the investigation, the damp issue was caused from water ingress tracking down the mortar courses on the exterior wall.
The solution for this was to hack of existing spalled mortar and repoint using a lime mortar mix.
Six months on and the client is damp free.
Barnes Primary School - Intervention Room
Dawes Building services were instructed by a Local Authority School to design and build a partition stud wall to create an intervention room.
Our works included:
Isolating lighting system.
Removal of existing partition wall.
We created the new stud wall which included double glazing.
We installed the fire door with all ironmongery.
Installation of plaster board and finishing.
Repositioning of existing lighting.
Painting and decorating works.
We installed ply to both sides of the stud wall to allow easy fixing for the school.
Barnes Primary School - Sand Pit Works.
Dawes Building services were asked to come up with a solution to save a deteriorated sandpit.
On a budget, DBS came up with the idea to over coat the existing sandpit in a GRP system.
Our works comprised of:
We installeTemporarily removing the sand to set back on completion.
Hacking away loose render.
Build up and levelling existing render.
Applying bonding to the sandpit.
Applying fiberglass with resin.
Finishing the sandpit with 3 coats of top coat.
Over all the School were very happy with the finished product and the kids loved it!
Outbuilding Design and Build - Hayes
Dawes Building services were instructed by a residential client to design and build an outhouse.
Our works included:
Removal of existing trees.
Dig out works and installation of foundation footings and drainage.
Brickwork/blockwork installation.
Installation of roof and floor.
Installation of all services, plumbing and electrics.
Installation of a wet room.
Painting and decorating works.
Paving and landscaping works.
John Betts Primary School
Dawes Building Services LTD were awarded a fire door replacement contract over the summer holidays, whereby, we replaced 25 old non compliant doors to FD 30 Oak doors with glazing.
